15 New Condos Coming To the Area!
Today we want to tell you what’s happening in the Church – Jarvis Corridor. There are 15 buildings coming to the area to accommodate the demand to live near the downtown core. Many lots have been rezoned to adjust to the densification of the Church – Jarvis Corridor. New developments are coming and they are changing the area in a big way. You need to know what’s happening in this part of Toronto.
The Church – Jarvis Corridor was once the edge of downtown Toronto’s east end. Now it is seamlessly integrated into the downtown core. It is a short walk to Ryerson University, George Brown College, Eaton Centre, Yonge Street, St Micheals Hospital and the TTC subway. This is a very high-demand area for students who are looking for rental units near campus. This area is undersupplied of good-quality residential units. Right now you can find a 1 bedroom condo for under 400k. Pretty soon this will be a thing of the past.

319 Jarvis is a residential tower by Centrecourt Developments. It is located on Jarvis just south of Gerrard St. The 50 storey condo would be the tallest building in the immediate vicinity, with approximately 506 residential units.
Dundas Square Gardens is a residential condo by Gupta Group. It is located on the North East corner of Dundas and Jarvis at 219 Dundas East.
Directly south of Dundas Square Gardens is Grid Condos at 181 Dundas East. Grid is a 50 storey residential tower built by Centrecourt Developments.
Max Condos is a residential tower by Tribute Communities. This development is located between 77-83 Mutual St in downtown Toronto.
A few steps south of Max is the site of Dream and The Sher Corporation’s Ivy Condos. The 32 storey condo by RAW Design is set to house 235 residential units
A block east at the northeast corner of Mutual and Jarvis, Manga Hotels is proposing a 35-storey mixed use tower of shifted volumes. 203 Jarvis is designed by Page + Steele / IBI Group Architects and would feature 242 hotel suites, with 227 residential units above.
308-314 Jarvis St is a residential tower by Duration Investments and Quadrangle Architects. The building contains 43 storeys and approx 405 units.
75 The Esplanade by Harhay Developments is a residence near Front and Church Street. The development will fill in one of the last two remaining surface parking lots in the St. Lawrence neighbourhood.
88 Queen is a multi-tower project by St Thomas Developments. Designed by Page + Steele / IBI Group Architects, the proposal includes four mixed-use towers of 28, 29, 33, and 57 storeys.
Directly north of 88 Queen at Shuter and Dalhousie, CentreCourt’s Core Condos is virtually complete. Occupancy for the 24-storey condo began last summer.
Immediately to the west of Core is Fleur Condos by Menkes Developments. Fleur Condos stands at 29 storeys and contains approx. 370 units.
215 Church, by Pemberton Group, is located on the South East corner of Dundas and Church. The mixed-use condo stands at 50 storeys and contains approx. 600 units.
Heading north to Church and Gerrard, we have 365 Church Condos. This 31 storey condo by Menkes Developments will add 387 new condo units to the area.
The Church – Jarvis Corridor condos for sale is a sign that Toronto is embracing residential densification, similar to Manhattan. This neighbourhood has a shortage of residential units.
